Viability reviews

In accordance with Viable Development (Local Plan Part 2 Policy 7(4-6)), in cases where an independent assessment of the appraisal is required, the developer will be expected to pay for this.

Indicative fees

Developers will be expected to provide:

  1. An electronic version of the development appraisal.
  2. A written report prepared by the developer (or their agent), providing justification and evidence behind the figures included in the appraisal, including sales evidence and a cost plan.
  3. Any relevant supporting documentation such as plans, drawings, surveys etc.
  4. This documentation must be submitted before work can commence on the commission
  • Bespoke fees may be charged on a case-by-case basis, depending on complexity or as a result of abortive work required to secure outstanding information.
  • The fees are based on a 100% residential scheme. If there is a mixed use, additional fees will be payable on a case by case basis.
  • The above prices will be effective from 1st January 2019 and will be reviewed on an annual basis.
